What can I do about Asbestos-Containing Materials ?

It is important to keep in mind that only asbestos-containing materials that have been damaged pose an immediate health risk. Asbestos-containing materials that are not subject to water, wind, vibration, friction or other disturbance do not pose an immediate health risk, because airborne fibers are not created. However, it is very important to deal with asbestos-containing materials once they are identified.

  Four solutions are used to manage the health risks of asbestos-containing materials:

1) Stabilization - encapsulation of asbestos-containing materials with an approved paint-like material,

2) Containment - construction of a physical barrier around asbestos-containing materials,

3) Abatement - physical removal of asbestos-containing materials, and/or

4) Have an Operations and Maintenance Plan (O&M) if the asbestos is not removed. The O&M Plan outlines procedures for dealing with the care, maintenance, and release response of asbestos-containing materials.

The last three solutions should only be performed by qualified workers trained in the removal of lead-based paint. What is the scope of work for an Asbestos-Containing Materials abatement ?

The objective of abatement is to ensure the proper removal and disposal of asbestos-containing materials at your Property.

Prior to abatement activities, a Property reconnaissance is performed to determine the amount, type, and locatin of asbestos-containing materials requiring removal and disposal. The reconnaissance is typically attended at the minimum, by a Certified Asbestos Consultant (CAC) and a State-licensed, DOSH and SCAQMD-registered asbestos abatement contractor.

The typical scope of work for an asbestos-containing materials abatement consists of:

• Reviewing the abatement contractor’s submittals;

• Observing and documenting the abatement contractor’s work performance;

• Ensuring proper removal and disposal of Asbestos-containing material and associated materials;

• Conducting visual inspections of the work area and engineering controls before, during, and after the abatement activities;

• Analyzing, monitoring and clearance samples, and

• Assembling and submitting project documentation.
